My tenant stopped paying rent in September. Tried to help her with payment plans etc. but promises never fell through. Tried to visit the property in December, but she locked us out (changed the locks).

Hired a paralegal.

Filled N4 and then 14 days later did an L1.

Date with LTB was on April 23rd.

She didn’t show up - judge went through the case and ordered the eviction.

Now what? Doubt she will move out and will probably have to get a sheriff involved.

I have photos from UPS handing her the N4’s, but no proof that the LTB sent her the papers.

Can she say she never received the paperwork for the hearing? Just looking at worse case scenarios.
