Buying an apartment with mazout heating in Brussels: deal breaker or manageable risk?

Hi everyone,

My partner and I are currently looking to buy our first home in Brussels, and we’ve found an apartment we really like. Overall, the price seems quite fair for the neighborhood, and the space has a lot of potential (even if it needs a full renovation).

However, there’s one aspect that’s really worrying me: the building is still using an oil (mazout) boiler. It’s a small building (around 10 units), probably from the 1960s, and the facade isn’t insulated yet (although some facade works are apparently planned).

I’ve checked the previous years’ charges, but I’m concerned about future heating costs—especially given how volatile oil prices can be and the broader geopolitical situation. I asked the owner whether the co-ownership is planning to replace the heating system, but it doesn’t seem to be on the agenda for now.

Since we’d already be stretching our budget to buy and renovate the apartment, I’m trying to understand the risk here.

So I’d really appreciate your advice:

•	How problematic is it to buy in a building that still relies on mazout heating today?

•	Are there upcoming regulations in Brussels that could force a transition soon?

•	Should we realistically expect major additional costs in the near future (e.g. collective boiler replacement, insulation works, etc.)?

•	Would you consider this a deal-breaker, or something manageable?

For context: we work outside the home about 3 days a week and from home the rest of the time.
