I’m under contract on a new construction home. The seller claims the foundation damage was hit by a Bobcat. The roof photo was taken by the home inspector.

Here are the two main issues:

Questions:

  • What likely happened to the foundation? Is this just surface damage or could it affect structural integrity?
  • For the roof on a brand new house — is this normal? The lifted shingles and caulk look like poor workmanship.
  • What’s the proper way to fix each of these?
  • Rough cost estimates for repairs?
  • How hard should I push the builder/seller for repairs or a credit before closing?

Any advice from contractors, inspectors, or people who’ve dealt with new builds would be really appreciated. Thanks!
