Our house survey flagged a locked closet no one can open, broken showers, a fire hazard, and a blocked drain. What would you push the seller on?

FTB here. We‘ve had a Level 3 survey done on our 60s/70s semi and it flagged a few issues.

We know not to push the seller on basic maintenance or straightforward repairs, but there are a few things here I’d love some perspective on. What is something you’d ask the seller to repair, and if they refuse, what would be grounds for negotiation on the price? We made a strong offer at 3.5% under asking.

🏠Ridge tiles on the roof need rebedding. Surveyor flagged this as a potentially expensive repair with scaffolding needed, ca. ~3k potentially?

💧Drain on front drive blocked -> getting drain cctv done to assess how serious this is. If it’s a major issue, could be very expensive to fix with excavation etc. ~5k

🧱separating wall between us and next door is not fully bricked up in the loft -> fire hazard

🚿downstairs shower apparently not working at all and has a foul smell from the drain, cold tap in upstairs shower not turning on

💀💀💀💀💀there’s a closet upstairs that no one has been able to open - not us on viewing, not the surveyor, although our solicitor requested access prior to survey

I’m a bit miffed about the shower and the locked closet, lord knows what they’ve got in there. And if I’m paying this much for a house I want the plumbing in working order ffs 🙄
