2 Get good at qualifying sellers fully over the phone

Additional tips:
Stop worrying about the list. If someone cares that much about a list I already know they don’t make the calls. If you’re on a budget reach out to a local wholesaler and ask if they would be willing to share an old list with you, or if they would sell a list. These bulk lists can be recycled way more times than you can imagine.
If you’re doing sms take 1 day a week and send as many offers as you can over text to old leads/ conversions that died. The more sms you do the more these stagnant leads pile up and you very easily get a deal if you do this consistently
