Story time:
The REA called us saying the seller accepted our offer. I said, “Great, send the contract and we’ll have our solicitor read it. We’ll review it too, and if everything looks good, we’ll sign.”
Our solicitor was taking a little time to reply, so we signed the contract and sent it back. A few minutes later, our solicitor replied and mentioned some special clauses she wanted to add. Because of that, the seller’s REA voided the contract so it could be revised. It was around 5:30 PM when we last signed.
Past 8 PM, the seller’s REA messaged me saying he would revise it the next day because he needed advice first. I said, “Okay.”
The next day, I waited the whole morning and he never reached out. By 11:30 AM, I messaged him myself, and he finally sent a revised PDF with the added special clause. Nothing had changed from what our solicitor wrote in the email — he had copied the exact same wording. He could’ve done it in a minute the night before, but he didn’t.
Then the seller’s REA asked us to sign it ASAP because another party was interested in making an offer. I felt rushed and confused about why he was still entertaining offers while we were already in the process of finalising the contract. He had also told us earlier that offers would be finalised by Monday. It was already Tuesday, which meant offers should have already been finalised the day before.
He told me to sign ASAP, but also said to have our solicitor read it first. I told him, “Just send us the DocuSign.” He said, “Okay.”
But he never sent the DocuSign.
My wife and I were waiting for our solicitor to give us the go-ahead, although I had already read through everything and felt it was good to sign. Still, the seller’s REA hadn’t sent the DocuSign to us.
After two hours, the seller’s REA called and said there was another offer that was significantly higher than ours — more than $20k higher. We were already at our maximum, so I couldn’t make a counteroffer.
I couldn’t believe it. I felt completely shattered.
We were already so attached to the house. My 4-year-old was so happy running around the yard. Now I feel like I failed him.
This was the 29th house we viewed, and the 6th house we made an offer on.
We’re tired. It’s been almost two months of doing this.
