Removed an existing 12x14 and replaced it with a new 16x32 deck — fully permitted and built to Gwinnett County code.

We had some layout constraints due to septic lines, which limited post placement. That’s why the front beam uses steel and the posts aren’t evenly spaced, with a 4’ cantilever on one side. Footings were upsized to meet bearing requirements.

Structure is definitely overbuilt:

6x6 steel posts (3/16” wall)

10x10 x 1/2” base plates

Anchor bolts wet-set at pour

We also had to address significant rot that extended into the existing floor framing (no flashing originally), which meant building a temporary support wall in the basement while repairs were made.

Deck includes:

EPDM over-joist waterproof membrane system (not Trex RainEscape)

Custom powder-coated metal handrail with composite top rail

TimberTech decking in Whitewash Cedar

All in all, a fairly straightforward build once the structural issues were handled.
