Home studio build - need advice on two (or more) options

Hi everyone,

Looking for some advice as I suspect some of you have gone down a similar path in the past.

I just bought a house and have some room in the backyard that is going to be a purpose built recording space. It's not a tonne of room -- maybe around 414 square feet (23 x 18 exterior; obviously losing significant space to make it acoustically sound) if I keep it one level.

My goals for this space are as follows:

- a decent mix room

- an iso room to record loud amplifiers 

A real bonus would be a space to record drums. Not looking for Electrical Studio B massive room sounds, just a decent room for rock drums.

What I'm not looking to do:

- record full bands live off the floor

The two scenarios I'm looking at are 1) a mostly open space with an iso booth or 2) a small mix room and a small isolated "live room".

Wondering if anyone can chime off on these options (or if I'm missing a third option). Any advice appreciated -- I'd prefer the second option (mix room/live room) as I think local engineers would like a decent small spot to track in, and getting blasted with drums in the same room is not ideal.
