I have BMO Mortgage Renewal upcoming and this is what the agent is offering me over the phone.

1 Year Fixed 5.34%
2 Year Fixed 4.67%
3 Year Fixed 4.48%

5 Year Variable Closed 4.02%

They do not offer 3 year variable? These rates dont sound right. Has anyone done a renewal recently. Even with the BOC holding the rates this seems way too high and it seems like im being offered a BMO system rate. I had gone ahead and asked for a rate exception.
