EDIT: We sadly walked away from the deal. The sellers weren't willing to fix it. we are currently working on being released from our contract
My husband and I are first time home buyers. We absolutely fell in love with the house and put an offer in. During inspection it was discovered there was visible active knob and tube in the basement and attic.
As part of our contingencies we initially asked the sellers to remove the knob and tube. They countered and said it would be evaluated for safety and any safety concerns would be addressed.
We agreed and moved forward.
During some other minor electrical work to the house the electrician found that active knob and tube ran to many of the lights in the house and the front porch. So it was much more extensive than what we thought during the home inspection. We asked the electrician for a letter saying everything is safe and he said while he can't say the knob and tube has been disturbed and is unsafe, he also can't write a letter deemong that it is safe. Our home insurance was contingent on the knob and tube being deemed safe, so we've again gone to the sellers to ask them to remove and replace the knob and tube. We don't have high hopes that they will do it and are worried the whole deal may fall apart!
Anyone else go through a similar situation?
We may lose our earnest money and the money from our home inspection but we feel it's the right move to walk away if they don't address and fix the issue.
