I'm a FTB and had an offer accepted on a house at the end of February. The house was advertised as no chain and in conversations with the seller on when viewing initially (or who we believed was the seller at the time - I'll expand on that below) we mentioned that my wife is pregnant and the baby is due mid-June so we're looking to complete by then. They said they are keen for a quick sale too.
When receiving the draft contracts and search results etc. it then became apparent to us that the person we'd seen when viewing and who the EA referred to as the vendor is in fact an occupier and the owner of the property is her father (who does not live at the address). Not really an issue, but I'm including it for context. On the TA6 the seller stated there were no special conditions regarding a completion date.
After a few small delays along the way, always waiting for the sellers solicitors. We finally got all the paperwork and enquiries completed yesterday and were just waiting to agree to a completion date. Today their solicitors said that their client says his daughter is still living in the property and likely will be until end of June/early July, would we agree on a completion date in July?
We've already responded that we were not expecting this based on the above and that we'd like to negotiate a date for the beginning of June. They haven't yet responded, but I'm expecting they wouldn't expect us to pull out of the purchase at this stage over an additional month or so. We are currently in a temporary living situation with family but absolutely do not intend to live with family when the baby is born, so if we can't complete by mid-June as we were hoping we'd have to rent and likely pull out of the sale or delay completion by X amount of months.
I appreciate we have maybe been too ambitious to have expected a completion by June in any case, but circumstances are circumstances. Does anyone have any advice that could help us in negotiating a favourable completion date?
