[Landlord-US-MD] can/should we get rid of the property management

We have a rental in bmore city. Mortgage+ insur is 1400. We rent for 1850.

We fired our last prop management bc they just sucked. Cost us so much money and frustration managing the management! Why are we paying u if i have to keep reminding u of simple things? The new property management is showing signs of the same thing. We gave the go ahead to cut the grass a month ago. THEIR handy man tried to charge us more than what we pay at our primary home on an acre to cut the grass. Mind u, this property is a townhouse. Its like a patch and the backyard. When we said why so high? We will find someone else, he tried to say oh thats the 1st cut and then 50% after that for the maintenance.

Did not like the price gauging.

My husband went to the property today and the grass was TWO FEET HIGH. They said they had a showing last week. How if ur guy isnt even maintenancing the lawn?

I see we are Likely going to fire them too before we get a tenant in place. Going to cost us more money to hold and may end up just selling and never renting out in bmore again. Are all the property management companies like this here?? We're two for two in the negative.

We have 1 other property in another state and have NONE of these issues requiring micromanagement like here.
