Hi everyone, I'm 43/m single with live in girlfriend

I didn't take personal finance serious until my mid-late 30s, here's a quick synopsis of where I am, let me know your thoughts.

25 years left on my 3.25% mortgage on primary residence

Also have cash-flowing investment property that's netting me around $1,000 / mo that has 25 years also remaining on that 3.625% mortgage

Income:

$141,000/yr plus an additional around $12,000 in the cashflow above

2-4% salary increases yearly

Investments:

balance 403b: $173,000

Rollover IRA: $64,000

balance Roth IRA: $84,000

brokerage: $36,000

Saving 14% into my 403b (10% pretax 4% roth)

Employer matches 4% on top of that for total of 18%

Maxing Roth IRA out

$2,500 to brokerage account yearly

I want to retire at around 65 and have the freedom to travel frequently and replace 100% of my income

Looking through this: does it look like I'll have enough?

I bought this about this Weeping Cherry Blossom tree about 6 years ago as a bare root.

It sprout out these branches from the lower trunk. It did this a few years ago and I cut them back, but they sprouted again so I left them.

This doesn't look like how the tree is supposed to look so I'm curious if I just didn't bury the lower trunk enough?

It gets almost full light 6-7 hours a day. There is plenty of water and good drainage.
