Last year, my family opened a guest house in Hunza. During peak season, we had one month where revenue crossed around 25 lac, and margins ended up being much higher than I expected due to our setup (solar-powered electricity, low recurring utility costs, family-operated in the beginning, no rent, etc.).

The building itself was obviously a major upfront investment, but monthly operating costs turned out to be relatively low compared to what I expected.

Some things that worked for us:

  • Scenic location / guest experience
  • Word of mouth + referrals
  • WhatsApp bookings
  • Avoiding price wars and focusing on service

Biggest challenges:

  • Seasonality in Hunza
  • Predicting occupancy
  • Last-minute bookings/cancellations
  • Figuring out whether Meta ads/influencers are actually worth it
  • Planning for off-season cash flow

For founders/business owners here:

  1. If you run a seasonal business, how do you survive off-season dips?
  2. Would you focus more on premium pricing or maximizing occupancy?

One thing that surprised us: we’ve also hosted freelancers/remote workers for longer stays. In the past, people have booked rooms for 1–3 months and stayed in Hunza while working remotely. So if anyone ever wants a peaceful mountain stay with a work-friendly setup, we do try to accommodate longer-term stays as well.
