Renters Rights Bill 2026 - student AST

Hi,

Myself and my 2 house mates have just been informed and given the Renters Rights Act information sheet 2026 (we live in the UK) from our landlord, informing us that we now have to give 2 months' notice before leaving. I have been looking at other Reddit and websites about this, but I cannot find a definitive answer.

We want to know if we give early notice of the 11th of June (With our landlord's acceptance), are we entitled to a refund of the period between the 12th of June and the 18th of July?

I'm gonna put all the relevant information (that I can think of) below:
The contract is an Assured Shorthold Tenancy Agreement signed 02/12/2024.
The summer term (last term) of 16 weeks rent was paid in the middle of last month (somewhere around 12th April).
The previously agreed tenancy end (signed on 02/12/2024) is on the 18th July 2026.
We have given our council tax exemption letters (Signed by our university) to our landlord as we are students.

Edit: I have just re-read the renters' rights information sheet our landlord has given us and seen the section named: If you want to end the tenancy.

You will be able to end the tenancy at any point by giving your landlord notice. This must be done: • so the tenancy ends on a day when the rent is due, or the day before the rent is due • in writing, for example, by letter or email. You will need to give your landlord at least 2 months’ notice. You can agree a shorter notice period with the landlord in writing, as long as any other tenants named on the tenancy agreement also agree.

where it mentions being able to end a tenancy early, because our Assured Shorthold Tenancy Agreements are all individual contracts, can I just ask for my own tenancy agreement to be shortened?
