
How to assess water damage and mystery brown spots
Disclaimer: I am an idiot who knows nothing.
I live in the northeast and during the big snow storm in January we had an ice dam that caused a few leaks in our house. I ended up paying someone to clear our roof so we only had the leaks for a day. One leak was really bad, with the wall having a water balloon bulge.
There's no visible markings on the walls where the worst leak was but question 1 is
Should I have somebody inspect the space for any lasting issues? What kind of person do I get? I talked to a mold remediation company but they just said they would rip the wall off and spray it, which seems like a lot if there isn't an issue (and was very expensive).
One of the other areas that had the leak then was our converted three season room. We hadn't seen any new problems there until this week when brown water lines started appearing on the walls. See https://imgur.com/a/TrKu8DA
I've seen online this could also be surfactant leaching or nicotine stains. We have only lived here two years but nobody has smoked or painted that room in that time.
Is that a sign of more water still coming in or lasting damage from the previous leak? What kind of person should I call to determine if it could be something more serious?
