Hi,

I chose a conveyancer, but they are already unresponsive and it isn't even day 1. What's the normal timeframe for replies to the most basic of questions?

Is it worth dropping them for another firm?

Hi, still getting my head around getting paid 4 weekly

It's annoying as I earn less each month, compared to getting paid monthly but do get that extra paycheck. Is there a reason why 4 weekly is still a thing?

I've seen people create a year chart with the date of getting paid in association with each month's bills.

I get paid on Wednesdays and last for paid this Wednesday, 29/04/26

Viewed a property with right of access through the garden for the neighbours.

Was told I could put up a fence with a gate to make it private.

Is it worth making an offer to reflect this or walk away?

Hi,

I made an offer on a property viewed today.

I am a FTB.

I did research the sold house prices in the area and listed house prices which have been sold STC over the last few months and similar properties seem to have gone for between £360k to £380k.

I made an offer of £350k

Any suggestions or tips would be greatly appreciated

Hi,

Wanted to thank all of you for your support and guidance over the last day with answering my questions and giving me guidance on property prices amongst over things

One estate agent is offering me to show my houses prices and £385k and £395k, even though I mentioned the top of my budget is £375k

He mentions there is the ability to negotiate down, especially in this climate.

Similar houses have sold over the last year in between £355k - £380k

Is this common and any advice from anyone, my plan is to offer low below my budget, and forget about the asking price and offer how much I think it's worth and taking into consideration sold property prices in the area

I've been looking for a 2 bed house in Watford budget up to £350k. FTB

Until about a month ago there was always half a dozen or so properties within my budget, now it seems they are all at the £375k mark.

Not sure if I am looking too much into it, may be the local market that has slowed?

Any thoughts would be greatly appreciated.

Hi,

As the title suggests I have been looking for a place within my budget and came across this house.

Close to the station, seems a big place for the price.

But can't figure out why it hasn't sold in a year, seems to be priced good unless there is an issue which is hidden. It has been reduced once and taken off the market once, found out from the browser extension I have.

Edit: Thanks to everyone for all your comments and input, will not bother to contact the EA now.
