Valuation Check: Franchise-Ready Sugarcane & Pizza Brand with Massive Location Upside

I’m looking for some feedback on an acquisition price for my street food business. I’m planning to relocate to a different city soon and want to see if my valuation aligns with the current market for a "plug-and-play" business model.
The Concept:
A modernized, high-margin street food venture focusing on flavored sugarcane juice (the primary hook) paired with Pizzas and French Fries.
The Numbers:
• Monthly Performance: ~₹1.08 Lakhs in deposits.
• Net Profit: ~₹46,000 per month (~42% net margin).
• Daily Sales: Averaging ₹6,000 – ₹7,000.
• Total Volume: 22,000+ units sold since March 2025.
• Asset Value: Full equipment setup (specialized juice extraction, ovens, fryers) valued between ₹3 Lakhs – ₹6 Lakhs.
Growth & Scalability:
• Franchise-Ready: This isn't just a stall; it’s a system. I’ve standardized all flavored juice recipes and streamlined the food prep so the business isn't owner-dependent for daily tasks. It’s ready to be duplicated.
• Location Upside: Here is the kicker—my current location actually has very low footfall. We are hitting these profit numbers primarily through product strength and local brand loyalty. Moving this setup to a high-traffic area, college hub, or mall food court would likely see a massive jump in revenue based on our current conversion rates.
The Valuation:
I am looking at an acquisition price of ₹20 Lakhs.
This is roughly a 3.6x annual profit multiple. My logic is that the buyer isn't just buying the ₹3-6L in physical assets; they are buying a profitable, standardized system with a proven product-market fit that is currently "sleeping" on its true potential due to its location.
My questions for the sub:
- Given that the asset value is lower (₹3-6L), does a ₹20L ask seem justified by the profit margins and the "franchise-ready" nature of the SOPs?
- How much value do you typically assign to "operational systems" vs. physical assets in the Indian F&B space?
- Is a 3.5x annual profit multiple realistic for a brand that is ready to scale?
