I have noticed that there is a decent amount of retail vacancy along 8th Ave / FDB in some really good locations (especially along the 114th to 120th corridor). What do you think the neighborhood most needs? I personally would love an ice cream shop (love Sugar Hill Creamery, but it's just 15-20 minutes away)
