Posting this to refernce in another thread for pictures.

Metal building is 30x40 with 12 foot walls. 2 inch spray foam all around. My office / golf simulator will have a tray ceiling that is 9.5ft on the 1 foot perimeter and 10ft 8in inside of that. The rest is all 8 foot ceilings. I will install a couple mini splits once i get the drywall up. Been working on this a few months now solo, about 4 - 5 hours per week. Pardon the mess.
