FTHB in Florida here! My fiancee and I just went under contract on a 420k home, plan is for a 5% down conventional w/ 10k seller credits. The realtors recommended loan officer (cornerstone mortgage) has been quoting 6.375% since we started. He has been very helpful with giving us a game plan. We were shopping around and gave information to District Lending who are quoting 5.875% without points. They seem like they start the loan then sell it to a different company (?) I just want to make sure they aren't too good to be true and if there's something to be worried about.

Also, we just got off the phone with an approved lender for Florida first-time buyer programs who said we should definitely lock this in if it isn't costing points. The loan officer with District lending says our rate is locked in for 3 days from today's disclosure.
