So we have had to break our lease early as we have just bought our first home.

We told the landlord we are vacating on 12 June and will stop paying the rent from this date. We also told them we will agree to pay compensation to the landlord for rent between the date we vacate and when they get a new tenant in.

The agent is saying rent is due up until the new tenant moves in and that if we don't pay it they will recover overdue rent from our bend.

Our understanding is that once we vacate we are not liable for rent. Rather, we would be liable to pay compensation to the landlord which is equivalent to rent, which we are more than happy to do (provided the landlord has taken steps to mitigate their loss and re-advertise the property within a reasonable time).

So my question is, could the landlord claim rent past the date we move out from our bond?

We are in Victoria and are in the third renewal of our 12 month lease.

Dispute between tenant and landlord about who should pay for a repair - lost tap handle

We have been renting an apartment for the last 4 years. The apartment was built in 2006 and has not been renovated.

There is a chrome mixer on top of the basin in the bathroom which is integrated into the wall. It has a silver handle which fell off. Unfortunately we have lost the handle and it turns out the handle cannot be replaced as it's not sold as a separate part.

We reported it to the agent who has gotten a quote from a plumber for $1000 to replace the entire mixer. As the mixer is integrated into the wall, they have to actually remove some of the tiles and make a hole in the wall to replace it. Then a maintenance man will need to patch up the wall. The $1000 quote is for the plumber only.

We offered to pay 50% of the bill for the plumber but the landlord is arguing we should also pay for the maintenance man to fix up the wall. They say we should be responsible for the difference between what it would have cost to simply reinstall the handle had we not lost it.

The handle fell off through no fault of our own and we don't know for certain if the handle could have been reinstalled if we had not lost it.

So do you think we should be liable to pay the entire cost of replacing the mixer including plumbing and maintenance man fees? It doesn't seem fair.
