A few important tips for future buyers based on our experience purchasing with Treasure Hill:
- Carefully review and fully understand any hot water tank agreement, especially contracts associated with Vista Services/Home Corp Services, before closing. The detailed Vista contract presented at closing was not exactly as described in the APS and contained additional clauses and terms that were unexpected and uncommon for many purchasers.
- Always confirm in writing whether the builder is including an air conditioner with the home. We noticed inconsistent treatment between buyers, where some purchasers received AC packages while others did not, even at different pricing levels. Ensure everything is specifically written into the agreement, as verbal discussions may later be referred back to the contract only. In our experience, after-sales and agreement-related communication was also not always clear or responsive. It may also be safer for buyers to work with a realtor, as they can often help negotiate better pricing, incentives, and clearer documentation.
- Request multiple pre-closing visits and ensure all PDI items, deficiencies, and cleaning concerns are completed before closing day.
- Clarify from the beginning who should be contacted for specific matters, as different departments and third parties appear to handle different parts of the process. During our experience, multiple individuals contacted us separately regarding payments, legal matters, closing items, hot water tank issues, and documentation, sometimes providing inconsistent information. The main email channels were often slow or unresponsive, and it was difficult to identify one responsible person who could properly address concerns. For buyers making one of the biggest financial commitments of their lives, this can become unnecessarily stressful, confusing, and frustrating.
- Ensure your important financial and closing documents are handled and shared in a professional and confidential manner throughout the process. Buyers should pay close attention to how sensitive information, payment instructions, certified cheques, and legal documents are being communicated and transferred. In our experience, there were moments where communication around these matters felt disorganized, which created unnecessary stress during an already critical stage of the transaction.
- Pay close attention to email communications and recipient lists. We frequently noticed a large number of outside parties and unfamiliar contacts included in email chains who did not appear to be directly part of the builder’s internal team. This sometimes made it difficult to understand who was responsible for specific issues and raised concerns regarding communication clarity and confidentiality. Buyers should ensure they clearly understand who is involved in their file and request streamlined communication whenever possible.
Overall, just be extremely thorough with documentation, third-party agreements, and pre-closing follow-ups before committing to closing.
