Moving down from upstate NY this fall to start my Master's at Columbia. I'm trying to stretch my budget and am heavily considering NJ—specifically Fort Lee or Weehawken—since the commute to the main campus seems to be a manageable ~45 minutes by public transportation.
I’m currently overseas in Singapore for an internship, meaning I have to sign a lease entirely blind. I have a few specific concerns and would love a reality check from daily uptown commuters:
- The Budget: Capping it at $2.5k/mo for a Studio or 1BR. I’m well aware of the "net effective" rent games buildings play (e.g., 2 months free on a 12-month lease). My program is 16 months, so I can stomach a slightly higher gross rent as long as the math works out to <=$2.5k a month overall.
- The Noise: I am a light sleeper. I'm specifically looking for a high-floor unit in a solid, concrete building. Those newer, stick-built "5-over-1" buildings with paper-thin walls where you can hear your neighbor sneeze are a hard pass for me. That being said, I'm realistic—I know I can't have my cake and eat it too when living this close to the city. Standard traffic noise is totally fine.
- The Car: I’m a car guy. It’s nothing insanely flashy—just a 10-year-old bmw 3 series —but it's my baby and I really don't want to deal with break-ins, side-swipes, or bumper-car street parking. A dedicated indoor garage would be incredible, but I'll settle for a secure outdoor lot as long as it's truly safe.
- The Scam Factor: Because I'm renting sight-unseen from abroad, I'm leaning toward established, professionally managed buildings rather than private "mom-and-pop" landlords. I know I might be missing out on a great private deal, but I really need to minimize the risk of getting scammed or dealing with a nightmare landlord from another continent.
What I'm asking: Uptown commuters and NJ locals—are there any specific buildings or management companies in the Fort Lee / Weehawken area that fit this bill? More importantly, what are the absolute "avoid at all costs" blacklisted buildings I shouldn't touch with a ten-foot pole?
