Uk - do I have a problem?

I see roughly one adult a week across three different rooms for the last 5-6 weeks - mostly on windowsills. Some weeks I see 2-3 in the same room, others I see none. It’s only ever really in one room at a time. Never seen any larvae etc and can’t see any fabric damage. I’ve been hoovering and spraying cypermethrin regularly. Should I be worried that I still see one/two adults every few days?

Extension costs - am I tripping!?

Evening all,
I’ve been kicking around the idea of a simple ground floor extension to the house we’ve just moved into (about two months ago)

One thing led to another, and we spoke to some architect and builders and decided to go ahead with getting plans drawn. So whilst we haven’t committed to build, we have committed to spend the best part of 2K on plans. However, for reasons I’ll come on to we might stop the architect before he complete construction drawings to save on the full fee.

We’ve had the draft plans through. It is 6 m X 3m. Flat roof with lantern. And a four panel bifold. It requires a knock through and two steels. As extensions go, it’s pretty simple.

We’ve now had two estimates for 60 K plus vat.

So my questions are:
Is this a reasonable cost?
Why do builders, and also the 2500 per square meter guideline, always exclude VAT as it’s not like I can avoid paying it.
I know that these are basically estimates until we get full construction drawings. But is it worth me paying for construction drawings on something which it looks like I won’t be able to afford to build?
Am I missing something because surely people aren’t paying this amount of money for ground floor extensions?
