I'm a beginner in real estate investing. I currently live in North London and I’m looking at getting into HMOs, potentially in Luton.
I have a few questions I’d really appreciate some local insight on:
Is Luton still a good area for HMO investment in 2026, or has the market cooled off?
One thing that concerns me: I’ve noticed several HMOs for sale in Luton that have been sitting on the market for over a year. That raises a few red flags for me.
- Why would a landlord be selling a (supposedly) cash-flowing HMO in the first place?
- What are the common reasons an HMO in Luton might stick on the market for 12+ months (overpriced, licensing/ planning issues, poor layout, bad area, oversupply, etc.)?
Any thoughts, personal experiences, or things I should watch out for would be really helpful.
