Looking for insight on rural land partnerships in Central Florida

I’m in the early research phase for an outdoor recreation concept in Central Florida and trying to better understand how large rural land partnerships typically work here.

I’m less interested in purchasing immediately and more curious about the following:
- long-term land lease structures
- revenue-sharing partnerships
- working with ranch/family land ownersowners who may be open to alternative recreational uses for portions of their property

The type of land I’m looking into would ideally meet the following criteria:
- larger rural acreage
- non-conservation
-good separation from residential development
-currently underutilized pasture/ag land or reclaimed land
-accessible but still fairly remote

Not trying to publicly pitch a business idea yet — mostly just hoping to learn whether owners are generally receptive to these conversations and the best way people make those connections. Want to know whether these arrangements are actually common in Florida. Would appreciate insight from anyone involved in ranching, ag land, land management, rural development, or recreational property leasing.
