I own a 150 gaz plot near Chandigarh.

How much it would cost me to build 2.5 floors on it?

My goal:

Structural strength: excellent (best possible)
Interior/finishing: Functional/Economical for rent purpose.

I want to build 3BHK on ground and first floor.
2BHK on 2nd floor.

I want to achieve this in best possible price. I want to purchase my own materials/cement/Saria etc myself and get a good contractor only for labour purposes.

Can someone please help me how much it would cost me realistically.

I am very confused if I should buy it or not.

One part of me just don’t want to spend money on depreciating asset while the other part says enjoy a car I like while age is still relatively young.

Some details about me-

Age: 30M
Income: I can buy the car with approx 6 months of my income (after taxes).
Net worth around: 5CR (majority self made)
Loans/EMI: NIL
Residence: Delhi NCR (Own house)

This purchase is still very high for me (10% of my NW) or should I wait till it is 3-5% of my NW in future? Which I expect is 2-3 years away.

I want to buy with upfront payment only. I hate loans (never taken one and dont plan to)

FD: 50L

Stocks/MF: 50L

Real Estate (Plot): 1.4Cr

Real Estate (Plot): 40L

Real Estate (flat): 1.5Cr

Real Estate (flat): 35L

Values are rounded off. Total NW approx 5 cr.

70% of this is self made. 30% inherited.

Last year income approx 80L (after taxes). Income growing at 50% annually from last 3 years.

Note: all 4 of the real estate properties are highly liquid located in high demand areas. Buyers keep sending offers. CAGR of both the plots is 15%-20% annually. Flats are barely beating inflation.

Yearly living expense: 7 Lacs approx.

Can I start to relax a bit now? I don’t know I always feel paranoid about not having enough.
