To presume all EAs are fibbers?

We viewed a house. Loved it. Not getting attached but suits what we are looking for. On the market for 400K. Owner is older and downsizing.
We offered the asking price because felt silly to risk losing a house to save 5k etc. we are chain free so a good draw?
EA said lots of viewings so we put in the offer. EA comes back saying he’s asking everyone to give their final and best offer. I said that was mine, because that’s what seems to reflect the value in the local market. He said if we want the house we will have to increase the offer. I’ve declined and said my best offer is me offering the asking price.
I love the house but if it goes to someone who wants to pay more, fair game. This is what the house is worth to me.
Is it safe to just presume every EA is probably going to lie and make out that there’s more offers to get you to panic and increase? He’s seen the MIP which shows we can afford more.
Should I in future offer lower and then increase when asked so it looks like I’ve given in to their blatant attempt to increase or always just stand my ground?
House is based in SE London.
