FTB - Survey roof issues

First time buyer in Dublin and just got a survey back on a 1950s terrace house. The survey flagged quite a few issues and I’m trying to work out what’s “normal old house stuff” versus expensive red flags.

Main issues mentioned:

* Main roof in poor condition / no felt under slates

* Timber decay + possible woodworm in attic

* Flat roof nearing end of life

* Structural cracking to chimney + possible rebuild recommendation

* Poor attic ventilation

* Possible lack of damp proof course

* General ventilation/damp concerns

Is this level of issues fairly standard for a 1950s property? Anyone had similar and what did things cost to get up to spec.

* Which of these would you consider the biggest concern/cost?

* Would you renegotiate heavily or walk away?

Speaking with the engineer who did the report this week to get a bit more insight
