Recently inherited property that's fully paid off. My wife and I wanted a home to start a family in.

I'm fully prepared to take out a considerable amount that would be equal to possibly a new home, but I would be able to customize the rebuild from the start.

The entire place needs to be gutted due to a rat infestation that was neglected for several years. I'm expecting all of the insulation, ventilation, ect needs to be replaced.

How much would something like this cost without any major additions?

I'm unsure whether it's better to renovate or buy new. Looking at new home prices, I think it might be cheaper to renovate this house.
