How do others here handle vague move-out timelines from tenants?

I mostly have tenants on month-to-month agreements. Rents are mostly stabilized (AB 1482), and vacancies are rare. When I have a vacancy, it's usually for an aging unit that needs a major remodel (adding forced air, complete kitchen and bathroom remodel, etc.).

So I can't say it's mattered a whole lot to me thus far whether a tenant moves out on May 10 or May 20. Either way, the property will be off the market for a long time.

But for a unit in better shape that could be move-in ready within a week, how do you react when a tenant tells you they'll be moving out "probably sometime next month"?

  • On one hand, it seems simple enough to argue that any notice of intent to vacate is meaningless if the tenant can't actually specify when they'll be returning the keys.
  • On the other, it seems kind of a minor concern considering everything that can go wrong with a CA tenancy. It's understandable that they could encounter problems with moving.

And for that matter, how do people feel about:

  • Giving tours, and signing a new lease before move-out vs.
  • Giving tours before move-out, but not signing a new lease until after move-out vs.
  • Not even giving tours until after move-out?
