Hi everyone I'm selling my btl flat which has a hefty Early Repayment Charge (5%) and I'm wondering if I can port the mortgage over to the place I'm buying?

There is only 4 months left on the fixed deal, and is with Santander. But there's a buyer wanting to complete quickly... hence I'm considering porting to avoid the ERC.

Does anyone have experience of porting BTL > residential? How does it work and what do banks factor into decision?
