First Home Benefit

Hi guys.

Recently am looking to buy my first property, looking for a subsale.

About the first home benefit that will end at 31 dec 2027, how much actual amount would i actually saved from all the stamp duty exemption? To be elligible, i have to purchase a property 500k or below and first home.

I found a unit with RM540k that seems not bad, maybe i could try nego it down but i dont think the seller would go down to RM500k. If i purchase this, that would mean i dont get the benefit. So im wondering is the benefit really worth it? Should i find other property that is elligible for the benefit? Or should i just go with the current one and ignore the benefit.

EDIT: I googled and asked chatgpt and property agents. The range is from 5k to 11k based on multiple sources. Some agent say as low as 5k, but some agent say around 8k. If there is someone who had bought 500k with stamp duty exemption before can share about the price would be of great help 🙏
