Good morning realtors!

I started as a mortgage broker a few months ago, joined a brokerage that offers great training and ressources for new agents, but no clear structure for getting business, so I was planning on going out and meeting realtors and/or cold calling realtors outside of my reach.

As realtors, what is the best way in your opinion for a newer mortgage broker to reach out to you in hopes of getting some business? What actions could I take that would set me apart from whoever it is you are already sending business to?

I have already started doing Facebook ads, and once I start getting pre-qualified customers I will have referals of my own to give out, but haven't actually got any yet.

I am licensed in Quebec, so law here requires me to tell potential customers that I am in fact a trainee and not 100% licensed, although I am already allowed to do the job, I just have to run the transaction by my team leader before submitting it to a bank. I can 100% explain this to a customer with confidence, but I know this might be problematic when looking for referrals from realtors.

Any insight and help would be appreciated, can't wait to be a fully functional part of this industry!
