how does a breaking lease and reletting fees work ? (before you ask i have looked up a lot, i just need it in layman's terms)

we have a lease expiring 1st of august but a new place we want to move into 3rd of june. so how would they calculate the costs for that? is there a possibility for low fees if they're intending on using the unit as an air bnb
