I (21F) am a fulltime uni student living in a student accomodation building run by SHA through a real estate property agent. There has been widespread cockroach infestations across the building, including my apartment, which has persisted for months. My lifestyle has drastically changed in attempts to reduce the number of cockroaches I see in my apartment: not cooking or eating in the apartment, no rubbish left alone for more than 3-4 hours, wiping down sinks and the shower immediately after use, sleeping with the lights on, not being able to sleep for more than 4 hours on average and not being able to focus on my schoolwork due to being on the constant lookout for cockroaches etc. I have recently had to see a GP in order to start therapy with a psychologist because of the serious mental health damage the infestation has caused me.
The property manager arranged me pest control services when I first emailed them about the infestation, but it has been 2 treatments over a month and a half, and it hasn't worked. I recently asked for regular pest control services with a different company, but I was scheduled another treatment from the same company next week.
I was made known by a friend living in the same apartment complex that the cockroach infestation has been an issue before I moved in, but I was not made aware when I signed the lease. The manager swears it wasn't a building wide issue until recently, so I am unsure whether I have the grounds to break my lease because of their incompetency in providing me a home that is fit for living.
I am worried that the infestation in my apartment cannot be considered a "serious infestation that renders the place unfit for living" as I know there are cases of infestations much much worse than mine. I see a cockroach every few days, but it has caused me serious mental health issues. Is this enough to break a lease early without costs? If not, what are my options to get out of this place ASAP without paying/paying as little costs as possible?
