Designing a BNB focused on corporate people travelling for work need design inputs.

I am an interior designer making a BNB in a flat which needs some renovation and will be converted into a BNB focused on the target audience of corporate people travelling from other states and outside India. The space is in NCR.

I am looking for

Design ideas.

Basic requirements that I must keep in mind while doing this.

Basic renovation that would be required no matter what.

Things I must be careful about.

Amenities to provide the guests.

The budget I must quote.

The design fees i must quote. (First independent project but 2+ years in industry)

Inclusives and exclusives of the design quote.

Inclusives and exclusives of the design fees.

Psychology behind of the target audience.

Vendor and sourcing information.

Any smart home features that must i incorporate.

Any f&fe things to keep in mind

Markets from where I can bulk buy good quality products.

Additional things that help generate more revenue and turn around as a commercial hospitality.

Basically, i am gathering all the information I can from professionals, especially in NCR and would be grateful for the guidance.

What do I do if I am confused between two equally good career paths?

I am an interior designer (2+ year experience) who recently started their own studio after a job and the work has not been there at all, just some queries and pitches nothing much. That is disheartening and demotivating but I am trying to push through and try.

However I have always had an inclination towards writing and have also written lots of long form and short form stories, even content as well and I like that. I am in a flow state so to speak when I am writing but the thing is I never really wanted to become a writer. I want to design spaces but there is a constant pull in two different directions.

I want to work in design but there is not much work yet so i get inclined towards writing which is TBH is not really affected by the outside world unlike design.

Hence no i am confused that do I wanna be a designer or a writer or both. If I choose design I am unable to since I have a strong desire to write but if I choose writing then designing suffers. Do I choose? Do I mix them together? Do i abandon one thing entirely?

Simply put i am unable to abandon writing but I also want to design but I am unable to do it since the new studio and everything. If I write i am guilty, if I don't i feel like I am wasting my life or time.
