TX HELOC banks?

Any recommendations for Texas banks/ credit unions to do HELOC through? Would like a longer draw period. Interested Navy Federal (I know not Texas based) as I recently read a positive story but I don’t know if I can prove my relationship to my grandfather.. everyone is dead who would know his info. It looks like Navy Federal has a 20 yr draw and 20 yr repayment.. reason I’m looking for longer draw is because I learned you can only do this once in Texas? If I’m understanding correctly. You can’t ever do it again on your property. So wondering if there are any recommendations for Tx credit unions to check out?

Hello. I have a FHA loan on our home with a 2.75% interest rate. I bought it solely in my name because my husband (fiancé at the time) didn’t have as established credit as I did. We have now been in our home for nearly 6 years and I want to add him to our deed. From what I’m reading most FHA mortgages are assumable and I can add him to the deed with a quitclaim deed. But then I stumbled into “due on sale” clause which maybe FHA loans don’t have?

Should I just call my lender and ask if it’s okay to add my spouse to the deed? Will that cause any issues? Our interest rate is too good to risk messing it up or losing it. So I can’t to heed caution. We don’t care if he’s on the mortgage we have never missed a payment. Just want him on the deed because god forbid something happen to me, this is his home and our sons home. I want it to go to him without probate.

We have pretty significant credit card debt and owe some taxes. Is there debt counseling or something that could help up figure the best way out of this? We don’t mind paying for services but we want to sit down with someone and they help us go “okay here’s how we do this.” We know how we got here and we take responsibility we have been changing habits and paying cash for everything now and trying to pay down but we are just drowning and need a plan. We have some equity in our home we could use to consolidate if needed but want to speak to someone if that’s actually smart.

We don’t want to file bankruptcy and I believe we have the ability to get out of it but we need help with figuring out the best plan.

When I Google or look it’s all the debt consolidation and debt relief companies which I don’t believe is what we are looking for. Maybe a financial planner? Debt counseling? I don’t know. We have a CPA and plan on using them to help us with the tax stuff
