How did I do?
I’m a creature of habit, have this work lunch about 2-3x a week. Unless I am near a Sainsbury’s and I will get their beef and horseradish sandwich. How bad did I do?

Honestly trying to sell our home is consuming me and my partner and we’re so exhausted. Bought it 2.5 years ago for 295k and have since had a daughter and realised that we need to be closer to family and we were too in love with the house to even consider logistics(currently about a 40 minute drive away). At the start of the year things were looking good, market was okay(ish) and house was valued at between 310-325k, a house on our road of a similar size and condition sold for 325k in August 2025. Put it up in march for offers over 300 originally hoping for about 310k because even we knew that 325 was optimistic. Started strong and in less than 2 weeks got an offer for 305 and since we realised the interest rates were getting worse and they were FTB we were pretty happy to accept. About 5 days later the buyers withdrew their offer which we weren’t overly surprised at as we could sense they were very nervous buyers and not from the area. Anyway, since then it’s been complete tumbleweeds… no viewings since. There’s some level of urgency due to applying for my daughter’s primary school in 18 months, do we wait it out or take a hit on equity that to be honest, we can’t entirely afford to do. I don’t know what I’m asking here but maybe I just need to vent. 6 weeks in and I am not cut out for this, anyone else gone through something like this and what did you do?
EDIT: thank you for all of the comments, I know 40 minutes isn’t long but it is primarily due to wraparound care and wanted to avoid breakfast/after school clubs as my partner said that this was his childhood and he hated it, also my partners family are very close knit and it’s definitely affecting his mum with him not being within a short radius like the rest of the family are: But I think I needed that reality check about the market. I think we’re just going to keep in on until the 4 month mark and then take it off the market and make more of an effort to get involved in stuff in our local community and stay put for at least a few more years, ultimately a 40 minute drive isn’t worth loss of equity right now. Already feel 10x lighter than when I posted this yesterday.
