Should I run away from this house after survey results?
Looking for opinions on a Level 2 survey before exchange.
Property is a semi detached priced at £215k. Survey came back with a large number of Condition 3 items and I’m trying to work out whether this is normal old house stuff or a genuinely risky purchase.
Main concerns flagged:
Roof appears to be aging and may need a reroof in the short-medium term
Roofing felt deteriorated/torn in places
Slipped slates and defective ridge tiles
Solid wall construction with damp vulnerability
Render cracked/hollow in places and rendered down to ground level
Rainwater goods/guttering deteriorating
Hidden timber/damp risk because lots of areas were inaccessible or covered
Incomplete party wall in loft/fire separation issue
Failed/misted double glazing and some windows difficult to open
No recent electrical or gas certificates
Survey repeatedly says “cannot confirm”, “further investigation required”, and “hidden defects may exist”
Positives:
Survey says no significant structural movement/subsidence noted
Roof structure itself didn’t show obvious major failure from visible areas
House is still considered habitable overall

Would you proceed at £215k? Asking was 210k
How worrying is the roof wording?
Does this sound like a normal maintenance-heavy period property, or something to avoid?
Are the repeated caveats/limitations standard survey language, or a sign the surveyor was especially concerned?
Would really appreciate opinions from anyone experienced with older solid-wall houses or similar surveys.
