Any reason we should be worried?
Renting for 20 years (bad job & bad credit), LL has decided they want to sell and we received the S21 notice in March.
- The contract was renewed in 2021 and states that is a new contract, not a continuation.
- The EPC certificate expired in 2018 and wasn't renewed until 2025.
- The GSC has been done twice in the last 10 years, and not at all since 2021.
- There are still repairs outstanding that were reported to the LL in writing going back to when we moved in.
- We have emails and screenshots of text messages of all communications other than in person, including where they admitted they'd not kept an eye on things very well, and telling us we should arrange the GSC as they're too busy & we can take it off the rent.
- LL is insisting they're selling but kept going on about how much more rent they could be charging for the last 6 months.
- We tried to suggest the S21 needed checking but got shouted down with "It's valid, it's happening."
We're moving but stuck until the new place is ready and the LL is threatening to turn up & make sure we're out on time.
