How safe is OB with respect to property crime?

Thinking of renting a tiny home there, but notice lotta strung out people on the streets. Do homes get broken into a lot?

Thinking of getting a place in Clairemont but it backs up partially against Tecolote (which is HQ for coyote activity). I have a 15lb poodle and I'm anxious about her getting snatched up - what are some tips to minimize this? If I'm always with her in the yard (smallish yard) would a coyote still try and jump in?

Hard to find land in socal, but found this for sale. 2000sqft. Looks pretty rough but in my budget. I'm early in the process of thinking about it and want to know what to ask/investigate. I was thinking of a modular home being put on it (around 1000 sqft). There apparently is an easement to access the property from the main road, but it looks like the city didnt pave the street (on city parcel maps it is labeled as a street that was never paved/built). I'm also wondering why the neighboring 3 lots never built on it.

The seller said to do all due diligence, but not sure how to go about that - I looked up the parcel with the city and just found the zoning and and how much seller paid but not much other info....oh and he is trying to sell it for 5x what he paid in 2020, so I'm assuming that is overpriced but still the cheapest in the hood.

Thinking of buying some land and getting a modular home installed on it. Anybody have some reliable leads for companies in So Cal that do this? Google searches seem to turn up a lot of sites with scammy vibes and no pricing info. Thanks

So I went to an open house that had several agents all in same office as the listing agent (all there to recruit clients I assume). House was a flip and I suspect listing agent was also owner. I was interested in making an offer. House was deliberately underpriced for attention. I asked how much the seller really wanted (20 percent above ask) and i offered that with no contingencies outside inspection. Two days later I get a high pressure phone call with this realtor and the listing agent (again, same office) stating that they will make a decision tonight and an offer came in 25 percent above ask ("blew yours outta the water" - appealing to a sense of competition), I said I'm not comfortable going up but to contact me if things fall through with that offer. A week later I see the house still up and with an upcoming open house, texted the agent "Hey. Just seeing what's going on with the house, did you accept an offer" - secretly hoping the other offer fell through, and agent never replied. Are they pissed I didn't go up? Seems unprofessional to ghost me like that. The agent was so nice and responsive before, guess that was a phony display for the $$$.

I've owned my current home for 9 years and would like to move. I have 450k of appreciation in equity since buying the home. I plan on using this to buy another house but will I have to be taxed capital gains on it? I'm single so I guess the exception is 250k, leaving me with taxes on 200k (or about 40k)? That is really gonna put a dent in my purchasing power for the next home.

Behind these 3 panels only there is canyon view. Any suggestions on removing/altering this section to take advantage of the view but also prevent coyotes from the canyon getting into the yard?

Looking at houses, could someone tell me the differences in these neighborhoods? Specifically West Clairemont. Dont care about schools, just have a dog so which would be a better neighborhood for walking and general safety. I will be working in Point Loma for commuting input. Thanks
