Looking at a few new builds (3 beds) with varying sizes. I find it hard to visualise how compact the house will look and feel depending on this.. Most are around 100sq ms.. is this going to feel really tight? It’s just 2 of us living there so shouldn’t be too bad either way just don’t want to feel like I paid 500k+ for a shoe box !! Any help or experience would be amazing!

First time buyer here looking at new builds in Dunboyne and Ratoath.. Working in Dublin 15. Dunboyne is €500 end of terrace, Ratoath is €490 mid terrace.. Dunboyne house = 100sq.m Ratoath house= 110sq.m There are pros and cons of both but would love some clarity or opinions from everyone! Not 100% sure what either area would be like to live in as I’ve been living in Dublin!
EDIT: The houses in Ratoath are much nicer laid out, have a separate living / kitchen area.. Whereas Dunboyne houses are quite compact with a living/ dining area in one room
