Hey everyone,

I am seriously considering pursuing the EB-5 Regional Center program and have been researching Rural TEA projects. One of the firms I am currently looking into is EB5AN.

From my research EB5AN seems reputable on paper — 100% USCIS project approval rate, 2,700+ families helped, and funds repaid on prior projects.

However I have a few concerns:

  • I could not find any honest independent reviews of EB5AN on Reddit
  • Comments are disabled on their YouTube channel which I found a bit unusual
  • Since the investment is structured as a loan to the developer, there is no guarantee of getting the money back — and I want to hear from real investors about their experience

My specific questions for anyone who has gone through this:

  1. Have you personally invested with EB5AN — Twin Lakes, Bay Creek, or Grand Park? How has your experience been?
  2. How transparent were they throughout the process?
  3. Did you get your investment capital back after your green card was approved?
  4. Can you recommend an independent EB-5 immigration attorney who has no financial relationship or referral arrangement with EB5AN or any other regional center?
  5. Any red flags I should be aware of before committing?
  6. How has the Rural TEA reserved visa set-aside worked out in terms of timeline?

Most importantly — beyond EB5AN:

  1. Has anyone had a genuinely great experience with a different EB-5 Regional Center project where they successfully received their green card AND got their full investment capital back?
  2. Which Regional Center or specific project would you recommend based on your own personal experience — not marketing materials?
  3. Which EB-5 immigration attorney do you personally recommend who is truly independent, has no referral fee arrangements with any regional center, and delivered results?

I want to be clear — I am not looking for sales pitches or affiliate recommendations. I genuinely want to hear from real investors who have been through the full process start to finish, good or bad. Any honest feedback is hugely appreciated.
