Builder kept delaying possession until I checked one thing on RERA website

A relative booked an under-construction flat and builder kept saying ‘OC coming next month’ for almost 7-8 months.

Sales team always had some excuse and everyone in family thought delay is normal.

Out of curiosity I checked project details on state RERA website and noticed quarterly construction updates were far behind what sales team was claiming. Even extension application was already filed quietly.

That’s when we realized actual possession could take much longer.

Since then I always feel buyers should independently check:

  • RERA quarterly progress photos
  • extension applications
  • litigation/orders section
  • promised possession date vs latest update

Sales office language and actual RERA filings can look completely different sometimes.

Anyone else found useful verification tricks like this before buying property?

One small thing saved me from paying token amount for a fake rental listing

Recently while searching for rental flats, one broker kept pushing me to transfer token amount quickly because “many people are interested”. Photos looked genuine, location was good too.

Before paying, I visited the society directly and casually asked security guard if that flat was actually vacant. He immediately said owner already rented it out 2 weeks ago.

Turns out same flat photos were still being circulated by multiple brokers online.

Since then I always try to verify directly with security guard, maintenance office or even meter box names before paying any token amount. Feels basic, but surprisingly effective.

Anyone else found small tricks like this that saved them from property scams or bad deals?
