This is just a moan post lol but wondering if anyone has any advice or similar experiences.

Background (32m) I started looking for my first home this time last year. In late summer had an offer accepted on a place, long and short of it is a month ago it fell through. It was the 2nd time the sellers lost their onward purchase and I couldn't wait any more as it had been 6 months and my mortgage offer ran out. I was only ever in a chain of 1 so was pretty upset even that went wrong twice, for the same reason (people just deciding not to sell despite months of expense and work).

It was a solo purchase, just me. A really lovely house, I had no negatives about it which is rare for me as I have high standards. Anyway beside being upset about losing my dream home I am just so fed up of the UK property market where I live. Thanks to Trump my mortgage rate is over 1% higher and I dislike so many properties near me. I had a second viewing today at a bungalow and the place was a mess on closer inspection, all because of the wack job owners who had tried to reinvent the wheel regarding heating and gas, electric etc. Bizarre experience today lol.

Is anyone else feeling despondent? I am prepared to compromise on a few things. Sadly in the area I am looking in not much is coming up for sale. In my area stuff is hanging around as the asking price is just too high. I know a few neighbours who asked a fair price had theirs fall through after a week or so. A few fair priced properties I was going to look at sold and then 3 days later are back on. Some are just shit tbh and are 30k overpriced but I cba to deal with the owners. I just want to pay asking or offer a bit less, so only looking at stuff fairly priced if that makes sense.
