Hey everyone,

I have been working in real estate wholesaling for a several weeks (Beginner) and currently working with the assignment fee strategy. I’ve managed to build a list of 40+ potential leads with solid ARV, so I feel like I’ve done the hard part in terms of finding deals.

The problem is, I can’t get in touch with the sellers.

For the past 4–5 days, I’ve been consistently calling, but almost none of them are picking up. It’s starting to feel like I’m stuck at the most critical step, and I don’t want to waste these leads.

I’d really appreciate advice from people who’ve actually been through this and found what works. Specifically:

  • What are the most effective ways to get sellers to respond?
  • Are cold calls still reliable, or should I be focusing on something else?
  • How many attempts (calls/texts) do you usually make before moving on?
  • Any proven scripts or approaches that improve pickup or response rates?
  • Should I be using texting, voicemail drops, or other channels instead?

I’m willing to put in the work, I just want to make sure I’m using strategies that actually convert, not just spinning my wheels.
