Hey everyone, I don't post much, but I’ve been obsessed with a business concept lately and wanted to get some honest (and brutal, if necessary) feedback from the community before I go all-in.

The idea is basically a 6,000 sq. ft. "Third Space" for entrepreneurs, remote tech workers, and makers. Think of it as a hybrid between a high-end co-working space and a light industrial shop.

The vibe I’m going for is "Professional/Rugged." I’m tired of makerspaces that are disorganized and dusty, or co-working spaces that are just rows of IKEA desks. This would be a 24/7 unstaffed, secure facility in an industrial-style building.

The Layout:

  • The Shop: Noise-isolated zones for woodworking, metalworking, and CNC/laser cutting.
  • The Labs: Clean rooms for textiles and a pro-grade vented paint booth.
  • The Studio: A soundproof 4K video and podcast suite for people who need to create content for their brands.
  • The "Hangout": A central commons area with a bar/break area and—this is the kicker—two indoor golf simulators.
  • The Office: Private offices and dedicated desks for when you actually need to get "computer work" done in silence.

Proposed Monthly Membership (Rough Estimates):

  • $149 (Basic): 24/7 access, social hub, textile lab, paint booth, and the media studio.
  • $299 (Pro): All the above + the heavy machinery (CNC, lasers, 3D print farm).
  • $400 (Desk): Your own permanent desk + all shop access.
  • $850 (Office): Private locked office + all shop access.

The Goal: The goal is to give small teams or solo founders access to $200k+ worth of equipment and a professional place to meet clients without the overhead of a massive warehouse lease. Plus, having the golf sims and the social area helps build a community of people who actually build things for a living.
