Spent some time around Golf Course Road to understand why it’s priced so differently.
Initially didn’t feel like a huge gap, but after moving around a bit, the difference shows up in small things smoother connectivity, easier access, more active surroundings.
I did notice a few newer developments coming up here as well, including one from Godrej, but overall the area itself feels like the bigger factor.
It’s less about what’s coming and more about what’s already working.
